Investor Portfolios consists of two types of investments:

What Are “Trustee Sales”?
In the Las Vegas area alone, approximately 500 to 1500 property owners default on their mortgages every day. If they fail to resolve that default, those properties will be first, offered at public auctions or “Trustee Sales” before returning to the banks that issued the mortgages, and later, resold on the open market for full market value.
Of these properties, only about 5% are currently bought at the Trustee Sales. The small portion of properties sold at the Trustee Sales is offered well below the market value in an effort to eliminate them from large portfolios of real estate holdings. The sales are held every day of the week, excluding public, Monday through Friday, from 10 AM to 5 PM (PST).

How Do I Get Started?

What Happens Once I’ve Won A Bid?
If your bid has been successful, Platinum Land Kings or the escrow officer will submit your cashier’s check on your behalf, and receive a trustee’s receipt. This receipt will be relayed to you by 5 PM (PST) on the same day. The receipt will be in the name you will be taking title to the property. The deed to your property will be delivered in 2-3 weeks. Immediately after purchase, the team starts on the process of getting the property ready for resale, or ready for tenancy.
Platinum Land Kings Services:
- Title search for liens, such as taxes, sewer, HOA fees, etc.
- Title search from position of the loan 1st, 2nd, etc.
- Fair market value analysis. Based on comparables sold in the area.
- Personal visits to properties by our team members with photographs emailed directly to our auction systems for you to view online. (Subject to availability and timing of the bid). The inspection is limited to exterior. The interiors will be inspected wherever possible.
- Complete description of the property, APN number, TS number, address, number of bedrooms, bathrooms, square footage, lot size, year built, garage size, and so on.
